Airbnb has become the ideal alternative to a hotel for many travelers - and Airbnb has built a financially lucrative business for hosts. You can offer and rent your free living space via the platform. It does not matter whether you provide your entire accommodation, your second home or just a sofa bed in the living room. For example, you can easily earn money while on vacation. You determine your own prices, requirements for the guests and the schedule.
Who can become an Airbnb host?
Basically anyone can advertise their property on Airbnb for free and then rent it out - there is no registration fee. You decide for yourself whether you want to offer your entire apartment or house, or whether you just rent a room with an air mattress or sofa bed. Here you will find the different types of accommodation. You can find Airbnb accommodations almost all over the world. Due to international regulations, residents of certain countries are not allowed to use Airbnb. These include Iran, Syria and North Korea.
Also pay attention to the regulations of the individual countries or cities for short-term rentals. In Munich, for example, you are only allowed to rent your entire apartment or house to guests for up to eight weeks per calendar year without permission.
How do I become a host on Airbnb?
To start listing your property on Airbnb, you must first register as a host for free. Log in with an existing account or create a new user account. Then go through the individual steps to advertise your property. Here you have to specify, for example, the type of accommodation, select the number of bedrooms including the type of bed and provide the exact address. However, this will only be communicated to the guests after booking.
Requirements for guests: Airbnb added conditions that guests must meet. You will need to provide your email address, phone number and payment information. In addition, guests must accept your house rules, state how many guests are arriving and send a message about their trip. You can also add further conditions.
As soon as your ad is activated, guests can send you booking inquiries. As the host, you can of course also ask questions and reject bookings before your stay.
How much money can I make with Airbnb?
How much you make as a host with Airbnb depends on whether you rent out the entire property or just one room, for example. The location, like the furnishings, also has an impact on the price. In general, however, you can set your prices completely yourself. During the registration of the apartment, Airbnb already gives you a tip in step 3, what price you can ask for a night. The tip is based on the apartment characteristics you specified and the demand in your area. When demand increases, for example because a popular festival like Oktoberfest is taking place, the price per night increases. Here you can specify the maximum price your guests should be charged in such a case. Renting your own four walls is particularly worthwhile for such events, as you can earn a comparatively large amount of money here.
Example calculation: We offer a 2-room apartment that can accommodate a maximum of four guests. two people sleep in the queen-size bed in the bedroom and two guests sleep in the living room on the sofa bed. There is a bathroom with towels and a kitchen that can be used. We also provide WiFi. Airbnb suggests the standard price of 65 euros per night. That would be around 2000 euros per month.
What are the fees for hosting on Airbnb?
Listing your apartment on Airbnb is completely free. If your accommodation is booked, then three percent goes to Airbnb.
Example: You rent your apartment for two nights for a total of 130 euros. In this case, three percent are 3.90 euros. The equivalent of 126.10 euros will be transferred to your account.
What do I have to consider legally and tax-wise?

In this country, for example, there is the national law on mandatory registration, which obliges hosts who provide accommodation at short notice - three months or less - to collect and store information about every guest who lives with them.
Taxes: In general, your income from hosting on Airbnb is part of taxable income, which can be subject to various types of taxes, such as rental tax. You can find out from the Federal Central Tax Office whether you have to report your income as a host.
How am I insured against property damage?
In the event of property damage, Airbnb's host guarantee applies, which covers damage up to a value of 800,000 euros. Cash, jewelry, securities and the like are not covered. We recommend that you, as the host, store or remove valuables safely before you receive guests.
